Canna Country Inn Policies

- Check-in: 3:30 PM-8:00 PM for other arrival times, please contact to make arrangements.

- Check-out: 11:00 am or late check out dependant on availability.


- For individual room rentals: In the event that you must cancel with less than 48 hours’ notice, you will incur responsibility for your entire reservation 

- 30 day notice required for holidays, special event bookings and bookings greater than 5 days.


- Acceptable payment method: credit cards, cash, personal check, money orders.


- Rates/policies are subject to change and vary during high impact periods and special requests.


- No Smoking is allowed in the Inn. There will a charge for violation

- No pets allowed.

- Children are welcome.

- Guests take full responsibility for any alcohol related incidents.

 

               **** FULL INN RENTALS ****


*The inn rental includes: use of the Inn, tables, chairs, linens, dinnerware and appliances, pots, pans etc. in both kitchens. You will need to supply table linens. It does not include any services or staff. You are responsible for set-up and clean-up for your stay. Staff will be available by phone if you should have a mechanical need. 

 

Security Deposit:
A security deposit in the amount of $ 500.00 is due on or before Check-in. This security deposit is fully refundable according to the Terms of the Agreement. 


Terms of the Agreement: 

- The Landlord has the right to inspect the premises without prior notice at any time to enforce the terms of this Agreement. Should the Tenant violate any of the terms of this Agreement, the Agreement can be terminated immediately. The Tenant waives all rights to process if they fail to vacate the premises upon Check-out per the Rental Period section of this Agreement. The Tenant shall vacate the premises at Check-out per the Rental Period. Failure to vacate at or before Check- out will accrue an additional charge of $50.00 for each half hour thereafter. 


- The Tenant shall maintain the premises in a good, clean, condition, and use the premises only in a careful and lawful manner. The Tenant shall leave the premises in good condition at Check-out. The Tenant shall pay for maintenance and repairs should the premises be left in a lesser condition. The Tenant agrees that the Landlord shall deduct costs of said services from the Security Deposit prior to refund if the Tenant causes damage to the premises or its furnishings. 


- The Tenant shall bag all waste material generated during the Rental Period and put the bagged trash in the trash containers located in trash bins on property upon Check-out as instructed in the rental manual. The Tenant is cautioned not to leave trash outside for long periods of time because it attracts animals. 


- The Tenant shall be good neighbors respecting the rights of the surrounding property owners. The Tenant shall not create noise or disturbances likely to disturb the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Tenant shall then immediately vacate the premises. Any outdoors music cut off time is 10PM (appropriate level to be kept acceptable for immediate area) . Quiet hour starts at 12:00am midnight and all outdoor activities need to go indoors. 


- There shall be no smoking inside the premises. Smoking is permitted outside the home. There will be an additional $500 cleaning fee if smoking or vaping occurs in the “Barn”. 


- The Landlord shall provide towels, linens, cups, knives, forks, spoons, dishes, and other items as commonly used items. Toilet paper, trash bags, paper towels, dish detergent, laundry soap, and other consumables are to be purchased by the Tenant. No reimbursement will be made for unused consumables left at the premises. If consumables exist at the premises when the Tenant arrives, the Tenant is free to use them. The Tenant will be provided starter toilet paper, paper towels and trash bags upon arrival. Linens are provided for 26 sleeping spaces. There is no allowed sleeping in window seats or on sofas that are not designated sofa beds. 


- The rental does not include any services or staff, including breakfast. The Tenant is responsible for set-up and clean-up for the duration of the Rental Period. The Landlord requests that no furnishings be moved from the bedrooms; this includes chairs, tables and sofas. No furniture is allowed outside the building; this includes any tables and chairs.


- Staff will be available via telephone (717-938-6077) should the Tenant have a mechanical need. The Tenant will be responsible for cost of clogged toilets or other mechanical problems caused by misuse or abuse of the properties facilities. Other than the use of a toilet plunger, The Tenant shall not attempt to make any repairs. 


- The Tenant and the Tenant’s guests (Guests) shall hereby indemnify and hold harmless the Landlord against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. The Tenant expressly recognizes that any insurance for property damage or loss which the Landlord may maintain on the property does not cover the personal property of the Tenant, and that the 

Tenant should purchase their own insurance for the Tenant and Guests, if such coverage is desired. 


- Cancellations. All reservations incur a $250 non-refundable booking fee; this applies towards total rental. After 45 days, there is an additional $300 cancellation fee. 

1 – 3 day rentals, any previous payments are refundable up to 90 days prior to the beginning of the Rental Period less the above Cancellation fees. Notice of less than 90 days up to 30 days, 1⁄2 of collected payments will be refunded. After final payment is made, 30 days prior to Check-in, no refunds will be made for any reservation if the Tenant must cancel. 

Exception: For a Rental Period of 4 days or more (or including a holiday, wedding, or special event), all previous payments are non-refundable 180 days prior to the beginning of the Rental Period. 


- Agreement can be cancelled by Landlord for failure to make payments. 


- The Tenant agrees to pay all reasonable costs, attorney's fees and expenses that shall be made or incurred by the Landlord enforcing this Agreement. 

Agreement can be cancelled by Landlord with full refund with 60 days’ notice or more if business status changes. 


- On occasion, power outages are experienced that are beyond the Landlord’s control. The Landlord reports outages as each occurs. No refunds or compensation will be given for any such outages.


- There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions or any other natural causes beyond the Landlord’s control. 


- There shall be no refunds of rents because of shortened stays or ruined expectations due to work and family emergencies or other commitments. 

Only legally owned and permitted firearms shall be allowed on the premises according to State and local laws. 

The Tenant agrees that fireworks and other hazardous materials shall not be used in or around the property without the Landlord’s prior permission. 


- The Tenant shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc. shall cause termination of this Agreement with no refund of rents or deposits. 


- The Tenant agrees not to access the “owner’s closets”, even if unlocked, which contains cleaning supplies and chemicals that could be hazardous to children and adults. There is an owner’s closet located on all 3 floors. 


- The property has a fire extinguishers installed near the kitchen on level 1 & 2 and top of stairs in the loft. The fire extinguisher was fully* charged at last inspection. It is the duty of the Tenant to inform management immediately should the fire extinguisher become less than fully charged. The Tenant agrees to use the fire extinguisher only for true emergencies. 


- The property has fire alarms installed and they are believed to function properly at the time of rental. The Tenant will notify management without delay if a fire alarm “chirps” or has a low battery condition. 


- The Tenant shall see to their own security while in the property by locking doors, windows, etc. when it’s prudent to do so. 

Valuable items left behind by the Tenant will be held for the Tenant. If items are not claimed within than 30 days, they shall be disposed by the Landlord. 


- The Landlord shall not be held liable for condition of said items. The Tenant will be responsible for postage related to any items that are requested to be mailed. 


- Cable TV service is provided and the service level has been chosen by the Landlord. No refund of rents shall be given for outages, content, lack of content, or personal preferences with regard to cable TV service. 


- High speed wireless internet is provided as a convenience only and is not integral to the Agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service. 


- No pets are allowed on property. 


- No campers or tent camping allowed on property. 


- The neighboring properties are private property and off limits. There will be a $200 fine for entering the neighbor farm, barns, and pastures, and approaching the horses. The areas are posted as private property for everyone's safety.


- Advance notice must be given to the Landlord for approval of any on-site event involving more than the Tenant and Guests residing at Inn, such as a tent set-up or DJ. An event addendum must then be signed and in place. Failure to do so could result in management refusing event on property, eviction or additional charges. 


- Alcohol: If you are having an event and providing alcohol, you always have liability for it. Unfortunately no one else's insurance is going to cover you in the event of an alcohol related issue. If you have concerns, we would advise you to take out a one day liquor liability policy as added protection. We, as the venue providers, carry full insurance for our business, but are not the supplier of alcohol at your event.
